Origin

(June 11, 2026) Report from the Acting Director, Community Planning, Toronto and East York District

Summary

This Report recommends refusal of the application to amend the Official Plan and Zoning By-law to permit a 70-storey (219-metre, excluding mechanical penthouse) mixed-use building, with a residential gross floor area of 32,625 square metres, 555 dwelling units, and 187 metres of non-residential gross floor area at 120 Eglinton Avenue East. The application does not propose to replace the existing 5,475 square metres of office space.

An Official Plan Amendment is required because the project does not meet the mandatory 100 per cent replacement of existing office gross floor area on the site, as no office replacement is proposed.

The proposal does not conform with the Official Plan and does not have appropriate regard for policies within the Yonge-Eglinton Secondary Plan.
