North York Community Council directed that:

1. Staff schedule a community consultation meeting for the application at 500 Sheppard Avenue East together with the Ward Councillor.

2. Notice for the community consultation meeting be given to landowners and residents within 120 metres of the site, and to additional residents, institutions and owners to be determined in consultation with the Ward Councillor, with any additional mailing costs to be borne by the applicant.

This report provides information and identifies a preliminary set of issues regarding the Official Plan and Zoning By-law Amendment application for two residential towers on a shared 4-9 storey podium that includes office and retail uses.  The west tower has a proposed height of 122.65 metres or 35-storeys while the east tower has a proposed height of 134.75 or 39-storeys, altogether containing 928 dwelling units.  The proposed residential gross floor area is 55,000 square metres and the non-residential gross floor area is 3,000 square metres resulting in an overall Floor Space Index of 10.12.  The application has been circulated to all appropriate City divisions and public agencies for comment.

City Planning staff will proceed to schedule a Community Consultation Meeting for the application, in consultation with the Ward Councillor.
