Community Council Decision
Scarborough Community Council directed that:
1. Staff schedule a community consultation meeting for the application located at 4415 to 4419 and 4421 Sheppard Avenue East together with the Ward Councillor.
2. Staff provide notice for the community consultation meeting to landowners and residents within the area bound by Highway 401 to the south, Huntingwood Drive to the north, Midland Avenue to the west, and McCowan Road to the east, and to additional residents, institutions and owners to be determined in consultation with the Ward Councillor, with any additional mailing costs to be borne by the applicant.

Summary
This report provides information and identifies a preliminary set of issues regarding the application located at 4415 to 4419 and 4421 Sheppard Avenue East to permit an the construction of an 11-storey mixed-use development. The existing single storey commercial building and two-storey detached dwelling converted for commercial use would be demolished. Staff are currently reviewing the application. It has been circulated to all appropriate agencies and City divisions for comment. Staff will proceed to schedule a community consultation meeting for the application with the Ward Councillor.

Motions
That Scarborough Community Council amend Recommendation 2 in the report (March 29, 2021) from the Director, Community Planning, Scarborough District, by deleting "120 metres of the application site" and replacing it with "the area bound by Highway 401 to the south, Huntingwood Drive to the north, Midland Avenue to the west, and McCowan Road to the east", so that it now reads:
"2. Staff provide notice for the community consultation meeting to landowners and residents within 120 metres of the application site the area bound by Highway 401 to the south, Huntingwood Drive to the north, Midland Avenue to the west, and McCowan Road to the east, and to additional residents, institutions and owners to be determined in consultation with the Ward Councillor, with any additional mailing costs to be borne by the applicant."
