City Council Decision
City Council on June 8 and 9, 2021, adopted the following:
1. City Council amend former City of North York Zoning By-law 7625 for the lands at 1 Tudor Gate substantially in accordance with the draft Zoning By-law Amendment in Attachment 6 to the report (March 22, 2021) from the Acting Director, Community Planning, North York District.
2. City Council amend City of Toronto Zoning By-law 569-2013 for the lands at 1 Tudor Gate substantially in accordance with the draft Zoning By-law Amendment in Attachment 7 to the report (March 22, 2021) from the Acting Director, Community Planning, North York District.
3. City Council authorize the City Solicitor to make such stylistic and technical changes to the draft Zoning By-law Amendments as may be required.
4. City Council direct City Planning and appropriate staff to secure the following matters as part of the Site Plan Application and/or Draft Plan of Condominium Application review, as appropriate, and to be registered on title:
a. the exterior cladding of the development shall consist of high-quality stone material;
b. the roof material shall be slate or high-quality metal, not shingles;
c. garbage bins shall be placed for collection on Bayview Avenue for collection by the City; and
d. a private snow removal service shall be provided to ensure that no snow shall be stored or placed in the municipal right of way or on any adjacent properties.

Community Council Recommendations
North York Community Council recommends that:

Origin
Summary
This application proposes to amend the Zoning By-law to permit six townhouse units fronting onto Bayview Avenue. The townhouse units are in one block and proposed to be three-storeys and 11 metres in height. Vehicular access to the townhouse units is proposed via a 6.0 metre wide north-south private driveway from Tudor Gate. Parking would be accommodated at the rear of the townhouse block with 12 resident parking spaces and one visitor parking space. The proposed floor space index is 1.15 times the area of the lot and the proposed lot coverage is 34%. The existing detached dwelling would be demolished.
The proposed development is consistent with the Provincial Policy Statement (2020) and conforms to the Growth Plan for the Greater Golden Horseshoe (2020). The proposal provides six townhouse units which are compatible with the surrounding neighbourhood and provides for appropriate townhouse infill development along a major street. The proposal conforms to the City of Toronto's Official Plan and meets the intent of the Bayview Townhouse Design Guidelines.
This report reviews and recommends approval of the application to amend the Zoning By-laws.
