The Toronto and East York Community Council:

1. Approved the application to demolish the subject residential building at 33 Soudan Ave, notwithstanding that there is no building permit for a replacement building on the site, provided the applicant meets the following conditions:

a. That temporary fencing and/or construction hoarding to secure the site provided;     

b. That all debris and rubble be removed from the site immediately after demolition; and

c.  That any holes on the property resulting from the demolition of the buildings or resulting from the investigation of soil conditions or environmental remediation is backfilled with clean fill to the satisfaction of the General Manager, Parks Forestry and Recreation.      

I am writing in regards to the lands at 33 Soudan Avenue.  An existing detached dwelling that is to be demolished for parkland dedication purposes associated with the development of the parcel of lands municipally known as 39-41 Roehampton Avenue. As a condition of development, the lands at 33 Soudan Ave are to be conveyed to the City but this requires that the land be vacated, all structures removed, and backfilled with clean fill to the satisfaction of the General Manager, Parks Forestry and Recreation.      

Since the building at 33 Soudan Avenue is a residential building and a permit for a replacement building will not be applied for at the site, the application must be referred to the Toronto and East York Community Council for consideration. The City is in receipt of correspondence from the owner indicating that the dwelling unit subject to demolition will be replaced in the new development.

As it is intended that these lands be conveyed to the City for parkland purposes, I am requesting approval for the demolition of the dwelling in favour of expansion of the parkland system serving the local neighbourhood.
