NOTICE OF INTENTION TO REMOVE A HOLDING SYMBOL (H) FROM ZONING BY-LAW 492-2026

(Under the Planning Act)

The City has received the following application under Section 36 of the Planning Act:

DESCRIPTION

The application is to amend Zoning By-law 492-2026 to remove the holding symbol (H) to permit a mixed-use building on Block 5 of the Bloor-Kipling lands which would be comprised of a 43-storey tower and a 28-storey tower with a common five-storey podium and retail uses at grade. Approximately 840 residential units is proposed, including 198 affordable units. The submitted proposal addresses the conditions under the Holding Provision of site-specific zoning by-law 492-2026 that was approved by Toronto City Council on May 21, 2026. The "H" provision was imposed to enable the applicant to provide additional information related to site servicing and enter into any necessary infrastructure agreements. The area where the holding symbol (H) is to be removed is noted on the map below.

You may send written comments by mail or email to the Senior Planner noted above. Your written comments must be submitted no later than September 25, 2026, to be considered by the Executive Director, Development Review or their designate. A decision by the Executive Director, Development Review or their designate as to whether to remove the holding symbol (H) will occur no earlier than October 13, 2026.
