NOTICE OF INTENTION TO REMOVE A HOLDING SYMBOL (H) FROM ZONING BY-LAW 1188-2022(OLT)

The City has received the following application under Section 36 of the Planning Act:

DESCRIPTION

The application to amend Zoning By-law 1188-2022(OLT) to remove the holding symbol (H) to permit a 12-storey mixed-use building containing 321 dwelling units and a total gross floor area of 23,005 square metres. The proposed development includes 715 square metres of retail space at grade, four live-work units and three levels of underground parking containing 214 parking spaces. The submitted proposal addresses the conditions under the Holding Provision of the site-specific zoning that was approved by Ontario Land Tribunal as per the final Order issued dated July 25, 2022. The "H" provision was imposed to enable the applicant to provide additional information related to site servicing, provide a satisfactory Transportation Impact Study and Parking Utilization Study, enter into necessary infrastructure agreements, provide satisfactory landscape plans and a Pedestrian Level Wind Study, along with undertaking a peer review of the submitted noise and odour assessments. The area where the holding symbol (H) is to be removed is noted on the map below.

You may send written comments by mail or email to the Assistant Planner noted above. Your written comments must be submitted no later than November 1, 2024, to be considered by the Chief Planner and Executive Director, City Planning or designate. A decision by the Chief Planner and Executive Director, City Planning or designate as to whether to remove the holding symbol (H) will occur no earlier than November 19, 2024.
