PROPOSAL
This application proposes to demolish a total of 60 existing townhouse rental dwelling units at 150-160 Cactus Avenue. The 60 units are proposed to be replaced with new rental units which will be provided in two blocks of stacked townhouse units. The proposal also includes a tenant relocation and assistance plan that addresses the right of existing tenants to return to replacement rental units at similar rents and provides financial compensation to mitigate hardship. Related Official Plan and Zoning By-law Amendment applications (21 180732 NNY 08 OZ) has been approved by the Ontario Land Tribunal.
A Rental Housing Demolition and Conversion application (21 226756 NNY 18 RH) under Section 111 of the City of Toronto Act, 2006 (Chapter 667 of the Municipal Code) has been submitted to permit the demolition. Under the City of Toronto Act, 2006, the demolition of a rental property with six or more dwelling units is prohibited without obtaining a permit from the City. Decisions by City Council on the Rental Housing Demolition application are not subject to appeal to the Ontario Land Tribunal (OLT).

PURPOSE OF PUBLIC MEETING
North York Community Council will receive input and review the proposal and any other material placed before it, in order to make recommendations on the application. These recommendations will then be forwarded to Toronto City Council for its consideration.

You may send written comments by e-mail to nycc@toronto.ca or by mail to the address below. You can submit written comments up until City Council gives final consideration to the proposal.
You are also invited to address, in person, by video conference or by telephone, to make your views known regarding the proposal.

The North York Community Council may request you to file an outline of your presentation with the Clerk.
